Position Overview 

Through its energy efficiency affiliate "Open Market ESCO," WinnCompanies seeks a highly qualified individual to fill a Project Manager position. This position will work closely with various members of Winn's development and property management teams, as well as program partners, both in Boston and regionally across the Northeast United States.

The Project Manager will be responsible for coordinating and executing all aspects of project planning, analysis and construction for energy related improvements across Winn's multifamily portfolio. Projects will range in scope and size, and will include solar PV as well as traditional efficiency work.

Specifically the Project Manager will be responsible for implementing projects and overseeing programming of a new solar financing program currently underway. Open Market ESCO has secured funding from the U.S. Department of Housing and Urban Development's Energy Innovation Fund (EIF) to support a large-scale solar energy financing pilot program in the Northeast US.

The program will expand upon Winn's innovative energy efficiency and renewable energy focus by investing up to $10,000,000 in project financing, through partnerships with solar developers, investors, financiers, contractors, and others. Funds will be used to construct solar energy facilities on multifamily housing (through Power Purchase Agreements) and on underused land (through Net Metering Agreements).

The Project Manager will also be expected support a range of additional projects as needed. The position requires in-depth knowledge of renewable energy and energy efficiency technologies, project finance, and project management. 

Responsibilities  

Program Coordination and Project Management, including: 

  • Develop appropriate project management tools, standards and processes for the Open Market ESCO program
  • Implement the program Workplan, expanding and improving upon all activities and milestones, with an emphasis on schedules and deliverables
  • Engage a wide variety of vendors and professional service providers, including: 
  1. Technical support providers
  2. Engineering firms
  3. Solar EPC contractors
  4. MEP contractors
  5. Commissioning firms
  6. Financiers
  7. Legal and Accounting firms  
  • Manage 3rd party consultants and service providers, in order to develop standard protocols and process related to project management, M&V, operations and maintenance, and commissioning
  • Work with property owners and utility databases to collect and analyze utility data, financial statements and operating information for each potential property
  • Manage process to qualify properties into the program
  • Perform preliminary and investment grade energy audits for various properties
  • Analyze all aspects of project financial and operating information, and support individual project underwriting
  • Work with owners to obtain approvals, including lender/investors consent as necessary
  • Effectively communicate program details with various affiliates, clients, property owners, lenders, state agencies, and interested parties
  • Assist with creating basic marketing materials and general business development
Other responsibilites include:  
 
  • Support WinnCompanies's strategy to meet the Better Buildings Challenge to reduce portfolio-wide energy consumption by 20%
  • Identify and facilitate access to various funding sources, including tax credits, utility incentives, grants, reserves, supplemental loans or other alternatives
  • Assist with creating quarterly reports for both internal and external audiences
  • Identify opportunities for problem solving and self-assign additional responsibilities required for the success of various energy saving programs and renewable energy objectives 

Qualifications 

  • Experience in solar project development, residential real estate development, and/or energy management, preferably in an affordable housing setting
  • Knowledge of green building and sustainable development strategies, standards, and policies
  • Knowledge and experience with energy audit processes, models, and methodologies
  • Knowledge of public and private affordable housing financing sources and structures
  • Excellent oral and written communication skills
  • Proven ability to manage multiple and varied projects with strong attention to detail - must be highly organized
  • Familiarity with Massachusetts housing and economic development issues, financing sources, underwriting issues, organizations, resources, and neighborhood planning issues
  • Good computer skills: word processing, spreadsheets. Knowledge of Word and Excel
  • Excellent interpersonal skills, with ability to effectively communicate with multiple stakeholders
  • Bachelors and/or Graduate Degree in related field
  • Highly motivated, with an ability to work independently
