Position Overview

Under the day to day supervision of the Property Manager, the LEED Commercial Building Engineer is responsible for all aspects of building maintenance and repair while performing first-class customer service and demonstrating a commitment to sustainable and strategic energy.

This unique LEED Gold property includes a 320,000 sqft. office building with 22,000 sqft. "market hall" style retail space on the ground floor. The Commercial Building Engineer has exceptional customer service, project management and exemplifies the attitude and management philosophy of Blanton Turner. 

Responsibilities 

Essential Functions 

  • To further the brand of Blanton Turner through excellent maintenance of the property.
  • Show accountability for all work and actions by setting a strong example and work ethic.
  • Assume a lead role in the commissioning and handover of the building from construction to opening.
  • Responsible for managing all aspects of maintenance.
  • Perform preventative maintenance as directed by work orders.
  • Troubleshoot, diagnose and correct minor and major HVAC issues, plumbing issues and electrical issues within a specialized LEED Gold building management system.
  • Operate the building in code-compliant manner, maximizing energy efficiency while maintaining tenant comfort and aligned with building LEED and energy conservation measures.
  • Continuously inspect property/properties for safety hazards, and work in compliance with all safety rules and regulations.
  • Respond quickly to emergency situations.
  • Effectively lead and manage the maintenance and custodial staff as applicable - including, but not limited to, hiring, training, scheduling, conducting employee reviews, disciplining, and being involved in termination.
  • Develop, implement and manage maintenance budget.
  • Establish and maintain effective working relationships with vendors and service contractors - schedule and coordinate vendor and contractor activities.
  • Oversee vendors work while being performed.
  • Set quality standards and ensure quality control.
  • Maintain professionalism and communicate effectively with all key stakeholders including, but not limited to commercial tenants, the Property Manager, Portfolio Manager, office staff, and vendors.
  • Complete all work in a timely and professional manner.
  • Prepare and maintain maintenance logs, records and monthly reports.
  • Must work safely at all times. Knowledge and understanding of all applicable practices/techniques, laws, project controls and environmental regulations to include OSHA safety regulations.
  • Be available on-call for after-hours emergencies. 

Qualifications

  • Knowledge of building maintenance and custodial practices and strategies implementing LEED or "Green" practices wherever applicable. 

Experience and Characteristics 

  • Must be experienced with and certified to maintain LEED DDC, BAS, HVAC and EMS systems.
  • LEED O+M certification preferred.
  • 3 years building engineer experience or equivalent training.
  • Experience in supervisory position.
  • Computer proficient (Word, Excel, and Outlook).
  • Physically able to perform maintenance work in most weather conditions.
  • Be able to lift up to 90 lbs.
  • Must have vehicle (reliable), current WSDL and proof of insurance.
  • Must be Bondable (including criminal and credit background check approval).
  • Personal independence, drive and self-initiative.
