The company is a network of affiliated planning and development firms with offices in New York City, New Haven, Westchester, Washington DC, Denver and Albuquerque. The New York City office is comprised of four studios, each focused on a specific business pursuit: acquisitions, planning, development and owner's representative services. The types of projects encompassed within the studio structure range from long-term land use planning, to affordable housing in urban areas, to project management for institutional clients in the New York City.
All of the company's work uses environmentally-responsible development techniques in selecting and planning a site, designing building systems and selecting materials. The company's work has been recognized with awards from the National Trust for Historic Preservation, Natural Resources Defense Council, the United Nations and the American Institute of Architects, among others.
We are looking for a senior level Project Manager to join its Owner's Representative/Project Management Studio to provide strategic consulting services to our educational, cultural and civic clients. The Project Manager will report to the Studio Director, work closely with clients and with others at the company.
Primary Responsibilities:
§ Provide strategic advice and guidance to clients
§ Represent the company with clients and in project meetings
§ Assist clients in developing project governance structures
§ Prepare project proformas, budgets and monitor expenditures
§ Develop and monitor project schedules using Microsoft Project software
§ Coordinate the identification and selection of project team members
§ Prepare scopes of work and help negotiate contracts with architects and contractors
§ Coordinate the work of project team members, including design and construction professionals, attorneys, and sub-consultants
§ Coordinate project meetings and prepare meeting minutes
§ Prepare reports, memos, and presentation materials for clients
§ Review design documents and provide evaluations § Monitor construction progress through on-site visits
§ Track pay requisitions, requests for information, change orders and schedules
§ Evaluate and negotiate change orders § Maintain quality standards throughout the project
§ Develop, review and enforce green building standards
§ Work in a team environment with other project managers and job cost accountants
Position Requirements:
§ Graduate degree (construction-related, engineering or architecture)
§ 4+ years of experience working for a Program Management firm or a Construction Manager
§ 4+ years of on-site experience with projects in construction
§ Deep understanding and interest in green design and construction
§ Strong financial and analytical skills
§ Ability to communicate effectively with clients and navigate complex client organizations
§ Excellent oral and written communication skills
§ Ability to manage many complex projects simultaneously in a team environment
§ Fluency in Microsoft Word, Excel and MS Project
§ Familiarity with New York City government and the not-for-profit sector a plus
§ Familiarity with proformas, financing and development a plus
