Description

We are a small (23 employee), family owned real estate development company that does sustainable construction and management of properties.

Responsibilities

The Assistant Construction Manager position is for someone that can be utilized for a broad set of administrative to technical to construction-oriented needs.  This person needs to be knowledgeable enough about residential and commercial construction so as to implement and/or oversee various aspects of a construction project.  He/she needs to be able to slot himself/herself into various aspects of a project in both a directed and self-initiated fashion, intuitively filling gaps (before they occur) and anticipating issues before they fall through the cracks.  

The person needs to be capable of developing, auditing, and revising construction budgets and evaluating submitted invoices against actual work implemented in the field.  The position calls for sufficient independence of mind, judgment, and self-assurance to hold contractors and sub-contractors accountable for both the timeliness and quality of their work.  The person should have basic CAD drawing experience that would facilitate in-house design work.  And this person should also be willing and able to provide administrative support to other colleagues in the form of invoice review and approval, construction documentation (specifically documentation related to LEED submittals), letter writing, and filing.

Specific Skill Competencies:

Administrative:

* Ability to collect and organize a large quantity of information not necessarily relating to one another, and retrieve on a moments notice.
* Ability to understand projects and categorize appropriately. 
* Ability to track deliverables daily. Follow up daily.
* Ability to build a construction budget and track. 
* Ability to work with finance and provide requested information.
* Anticipate and receive construction draws/Change Orders, process, and ensure delivery. 
* Track contracts.

Technological Skills: 

* Proficient with Word, Excel, Microsoft Project, AutoCad, PowerPoint, Outlook.
* Have a base knowledge of construction mechanics and practices 
* Ability to read and understand schematics and blue prints. 
* Ability to handle small construction related projects with little to no oversight. 
* Correspond with architects/engineers/contractors.
* Understand project scope so as to request appropriate environmental assessments. * Read and remain updated on sustainable advances in the construction industry. 

Personal Skills: 

* Ability to schedule and if need be, run on site construction meetings.
* Ability to effectively communicate with contractors in person, phone, and email.
* Ability to discuss invoice amounts in an even-handed, assertive manner
* Ability to read and fully understand the magnitude of contracts.
* Even-keeled disposition, not easily rattled or angered 
* Rational thinking while in the middle of significant work pressures and deadlines
* Ability to function under stress and pressure for long periods of time.
* Disciplined when it comes to time commitments and budgetary constraints

The Assistant Construction Manager will report directly to the Head of Construction Services.  He or she is required to be LEED accredited within the first 6 months of employment.
