Kin Balam, Inc. seeks $1 million to build an eco-lodge in Chichen-Itza, Yucatan, Mexico. Owner Teresa Moreno will contribute 31 hectares (76.57 acres) of land whose value is $10.00/square meter = $3.1 million.
Ms. Moreno brings a successful business career along with the property investment to take advantage of the growing demand for hotel and restaurant services in the most well known Mayan archaeological zone of Mexico that sees over 5000 average daily visitors. July 7th, 2007 Chichen-Itza was chosen as one of the new Seven Wonders of the World.
Extensive primary and third party research indicates that the demand for hotel rooms is very high and at times cannot be met by the existing hotels. Eco-tourists are looking for properties with unique access to nature. The Eco Lodge Kin Balam will fulfill the increased demand for tourist services such as restaurant, bar, spa, swimming pool, perma-culture garden, yoga deck, and retail stores. Furthermore, the eco-lodge's highway location will attract tour operators to this rapidly growing tourist area. Direct competition is limited to seven hotels with 300 rooms. (Three of these hotels are considered first class hotels.)
The principal anticipates that further success will be realized by the sale of goods and services not currently available to eco-tourists at any other facility in Chichen Itza. The owner's ability and willingness to invest substantial resources in the launching of this business is further strengthened by the lack of personal financial dependence on business profits during the early years of the business.
