I plan to operate a number different outdoor recreation & retail businesses with overlapping peak seasons. Multiple businesses with shared fixed costs and low marginal costs can make this project very viable in a short 3 year time frame. Part of the business plan will be to use the area for an educational center that will include topics on the environment, sustainability, and alternative energy. I plan to use this educational sector to encourage school field trips, both as a profitable enterprise in its own right and as a marketing tool to raise awareness with the community. Children who visit our educational center with their school will want to come back later with their parents for Christmas trees and sleigh rides in the winter as well as canoeing and other recreation in the summer. The general plan calls for canoe & kayak trips, a miniature golf course surrounded by an inner tubing lazy river, a corn field maze, evening group hayrides & bon-fires, pre cut and cut your own Christmas tree farm, an out door ice skating rink, a year round central retail & office building with a large outdoor deck for food service. This combination will keep people coming back all year long. In an area with over 4 million people with in a one-hour drive. I am looking for partners to help with raising capital and other development needs. We are looking to raise money for land and equipment purchase. I have been involved in this sector for many years helping start-up and run various successful recreation businesses. I am now looking to branch out on my own.
